Property Overview This restaurant building is a 7,950 square foot, new construction, single-story property located on 1.49 acres at 1501 Airport Freeway in Bedford, Texas. Re-built in 1998, the property was formerly occupied by a Harrigan’s Bar & Grill, an upscale casual dining operator. Harrigan’s had successfully occupied this Bedford location for over 18 years until the bankruptcy of the entire 11 unit chain in late 2003.
Location Analysis The restaurant building is only 15 minutes from the Dallas Fort Worth International Airport, the world’s third busiest airport with 52 million passengers. The site is centrally located in one of the fastest growing areas in Northeast Tarrant County called the “Mid-Cities.”
The site is located on a high profile highway access road with excellent visibility from both directions on Airport Freeway. An “all direction” daily traffic count is over 206,700 cars per day. Affluent residential neighborhoods, major employers and substantial new restaurant construction surround the site. Within a 1-mile stretch of frontage road along both sides of Airport Freeway are 12 restaurants, all national and regional casual dining chains, with combined annual restaurant sales estimated at over $30,000,000.
This location has one of the highest density concentrations of casual dining restaurants in the Dallas–Fort Worth Metroplex. In addition, new restaurants entering the market include Ruby Tuesday, Carrabbas, RJ Gators and Mexican Inn.
There are very few other “restaurant row” locations that compare to the traffic, visibility, and restaurant potential of this location. Due to its easy ingress/egress access from Airport Freeway and drive-time distance, the site draws daytime customers from a wide trade area over connecting freeways. This trade area extends east to Irving, west to Fort Worth, and south to the cities of Euless and Arlington.
The civilian work force has grown over 22% in the past ten years, has an average household income of over $78,000, and over 25% are college-degreed. Within the retail trade area are 172,543 total employees, including 11 major employers with over 22,000 employees. To facilitate further growth, the city has recently completed a $5.5 million dollar street renovation of Bedford’s Central Drive, ½ mile from the property. Adding to an already thriving business community, this road serves as the “central” business corridor for the city and will attract even more businesses.
