Proposed future Land Use Designation of 2-4 units/acre proposed by City staff. Density proposed to be tied to extension of utilities to site (currently +/- 1.0 Miles from boundary of site)

Phase 1 and 2 Environmental Audit by owners. Roughly 12.5 acres used as a landfill by the City of Oak Hill. Pending results from current monitoring wells, owner hopes to secure letter of "no further action" from the Florida Department of Environmental Protection.

Initial site survey shows approximately 68% upland 32% wetland distribution. Some of the wetland areas are described as "transitional" and may be subject to reclassification.

Site Location
This project site is located in Oak Hill, Volusia County, Florida within Township 19-South, Range 35-East.  Oak Hill is located along the Indian River, South New Smyrna Beach and Edgewater, Florida.  As reported by the Volusia County Department of Economics, Oak Hill encompasses 10.5 square miles, had a population of 1,419 in 2001 and has a potential marketplace population of 339,445 by 2006.
