Description

This development opportunity is positioned at the southern portion of Flagler County, west of US highway l, and approximately 3 miles from I-95.  The southern end of Flagler County is adjacent to Ormond Beach, Florida, which lies approximately two miles south of this site. The growth bands that nearly encircle the property are developing with a wide range of residential and commercial uses.


Destination Daytona is a major commercial/mixed use hub located north of the I-95 and US-1 intersection.  It is comprised of a Harley Davidson Store, restaurants, retail, condominiums and educational uses.  It has become a focus of activity for the northern Volusia County area.


Ormond Crossings is a newly proposed master planned community that straddles the Volusia and Flagler County lines.  It is located approximately one mile east and south of the subject site. The DRI calls for 9000,000 square feet of retail/commercial uses, 1,000,000 square feet of office use, 800,000 square feet of business/flex space, 1,000,000 of industrial use, 200,000 square feet of storage use, 1,100,000 square feet of warehouse/distribution area, 250,000 square feet of public/institutional uses, and 4,150 residential units.


Plantation Bay is a gated golf course community that is also bisected by Volusia and Flagler County.  It has two primary entrances, one on US Highway 1 (approximately .5 miles from the access to the subject site) and a second entrance on Old Dixie Highway near I-95.  This master planned community has 1,400 existing units, and is approved for a total of 6,000 residential units.  This upscale ICI Homes community has 45 holes of champion golf, two private country clubs, tennis and swimming facilities, park and walking trails and offers the ultimate country club lifestyle for its residents.  Homes are currently priced from $273,000. to $580,000; however, several custom built homes in excess of $1,000,000 are also located in the community.


Hunter's Ridge is a DRI approved 2280 residential unit developmnet that is in close proximity also to the site.  The Volusia County protion is near build-out, and entitlements through Flagler County to move ahead with development in this section of Hunter's Ridge are on going.


Plantation Oaks of Ormond, a 1,577 unit residential development is currently under development on the southeast quandrant of I-95 and US 1.  It is a golf course neighborhood with homes expected to begin in the $300,00's.

Clearly, the growth trend is from Ormond Beach north, toward Palm Coast, Florida.  Favoretta Ranch is within this band of growth, and makes a logical site for residential development.
