Description

Situated southwest of the interesection I-95 and State Road 442 in the City of Edgewater, Florida.  The property is about 45 minutes from Sanford,  an hour from Orlando and 20 minutes from Volusia County's beautiful beaches.

Property Description and History

The property has a mix of improved pasture, planted pines and hardwoords.  The property is bordered by I-95 on its eastern boundary and SR 442 on its northern.  To the west and south it is surrounded by a large undisturbed tract owned by the Miami Corporation.  The project is approximately 877 acres less Phase 1 purchased by Mercedes Homes.  Mercedes Homes was in the process of obtaining development permits to develop a mixed use project over the next 10 years.  They have obtained zoning approval to develop a maximum of 1,362 single and multifamily units and 360,000 square feet of non-residential buildings.  Mercedes has purchased Village  1 and 2 with 25.76 acres of low density residential and 8.95 acres of commercial land.  This property is also available for purchase and development.  The property is currently being used as a cattle ranch and has an exemption in place to help save money on the real estate taxes prior to development of the property.

Area Desscription and Property History

The 2000 population of Edgewater was estimated to be at 18,688.  The City of Edgewater has experienced significant growth over the last decade because of its proximity to Daytona Beach, Orlando and the Cape Canaveral employment areas.  Many choose the area to retire because of the low cost of living and Edgewaters' close proximity to the areas beaches and the Indian River.  Prior to the current economic recession Edgewater averaged a growth rate of around 251 homes per year.  As the economy recovers more retail distribution and service businesses will be looking for sites to handle the continued expected growth along the I-95 corridor south of Daytona Beach.
